Fragrance Group launches Jervois Treasures in Tanglin with prices starting at S$1.37 million

Main listing Jervois Treasures developer Fragrance Group will open Jervois Treasures apartments in the heart of District 10 on Saturday with prices starting from S$1.37 million for a one-bedroom apartment.

Located at Jervois Road in the Tanglin area, the five-story luxury development features 36 apartments, including one- to three-bedroom apartments ranging in size from 506 to 1,432 square feet. Two-bedroom apartments start at S$1.64 million while three-bedroom apartments start at S$1.64 million. bedroom apartments starting at S$2.85 million.

Jervois Treasures Condo is being developed on the site of the former Lotus @ Jervois, which the Fragrance Group acquired for S$46.3 million last March. Pricing is approximately S$1,683 per square foot per lot rate (psf ppr) including an estimated development fee of S$200,000.

The apartment is scheduled for completion in March 2021, a 5-minute drive from Orchard Road, Central Business District and Marina Bay Financial Centre. The nearest metro stations are Redhill MRT, Tiong Bahru MRT and Orchard Boulevard MRT on the Thomson-East Coast Line (to launch in 2021).

Nearby landmarks include Singapore Botanic Gardens, Dempsey Hill, Valley Point shopping mall, Tiong Bahru Plaza and Great World City. Schools in the area are Alexandra Elementary School, Zhangde Elementary School, Gan Eng Seng School and Crescent Girls' School.

Jervois Treasures Condo features a swimming pool, function room, playground, barbecue deck and outdoor gym, among other amenities. Fragrance Group also said that another condominium project under construction on a common site, Urban Treasures in Jalan Eunos, will go on sale by the end of Q3 2019.

Fragrance purchased Eunos Mansion for S$220 million (S$1,118 psf ppr) in a collective sale last March. Urban Treasures has a duo of 12-storey buildings with a total of 237 apartments. Facilities will include a swimming pool, children's playground, barbecue area, tennis court and gym.

Fragrance Group said it is shifting focus back to Singapore with the launch of these two projects after breaking into Australia and the UK. Its Australian portfolio includes hotels, residential and commercial developments, while it has hotels in many cities across the UK.

Fragrance Group shares fell 3.1% or S$0.004 to S$0.125 at 3:41pm.
